My goals are to make sure you not only end up in a home you love, but feel comfortable about the process every step of the way. I offer a focused and personalized approach, ensuring that my clients receive the highest level of service. A crucial part of that service is flexibility: my colleague Phil Sturm, and I are available when it’s convenient for you. Both Phil and I grew up in the area and have that special brand of “hometown” knowledge, from the big picture down to the shortcuts and back alleys!


  My Buyers Receive :
 

An initial consultation to discuss your needs, the market, buyer agency, and an overview of the home purchase process, as well as frank discussion of any particular concerns you have about the transaction. I make a point of not signing a buyer-agency agreement during this meeting. It is vital that you, as a prospective buyer, get to know me before contracting with me. I need to make certain that I can meet your needs and that you are prepared to purchase before I commit to you. You’ll receive a personally-assembled parcel of documents to review that include the sales contract and specific neighborhood information geared to your interests. I can also refer you to lenders so that the pre-approval process can be started.

 

Follow up within a few days to answer additional questions you may have and to schedule a time to see properties together.

 

The second consultation is conducted either in person or by phone prior to finding a house you wish to purchase but after you’ve read the contract paperwork. Buyers need to be familiar with the basic contract forms early on, so that they can concentrate on preparing the best offer when the right property is found. This second consultation is the perfect time for addressing any questions or concerns you have regarding the contract and/or the offering process.

   


Throughout the process my services include:

Checking the MLS several times per day and letting you know about new listings as soon as they appear.
Being there when it’s convenient for you: my three team members and I are flexible according to your needs.
Providing hometown knowledge: My team members and I all grew up in this area and know the neighborhoods right down to the short cuts and back alleys!
Referrals to top-notch, thorough inspectors, settlement attorneys, and supplying any other resources you may need.
Thoughtful strategizing, and skillful contract writing and negotiating
Attendance at the inspection and resolution of inspection contingency.
Resolving any other contract contingencies, such as appraisal and financing.
Overseeing the loan approval process, termite inspection and all the other small but important details to complete the transaction in smooth manner.
Attending the final walk-through and settlement.

Keeping in touch: Our relationship doesn’t end at settlement: indeed, many of my buyers consider me a valuable source when they need a referral to house-related resources such as contractors. Additionally, I can be a useful asset when you need professional advice regarding your home – “What’s my home’s market value?” “Should I renovate or move?” I’m happy to review and offer suggestions on your renovation plans, or even walk through your home to advise you on which improvements will bring you the highest return in value.
