About the Renovation
The original house stopped where the Keeping Room meets the Kitchen/Family Room. There was an existing two story porch and sleeping porch off the rear that was not in stable condition and had to be removed.
Exterior
The roof is Certainteed 30 year LandMark Architectural Shingle.
Parts of the stucco siding were damaged beyond repair and removed. Those areas were replaced from the wall studs, and the entire stucco portion was repaired by going over the house with a fiberglass mesh reinforcement and then a finish coat of synthetic stucco (made to expand and contract, not crack as stucco always does) was skimmed on top. The “paint” color is in the synthetic stucco as opposed to being a layer of paint so the stucco should be maintenance free for much longer than a traditional paint job would be.
The original cedar shakes on the second floor were repaired/replaced as needed and the entire addition was done in cedar shake to match.
The gutters and downspouts are solid copper. The downspouts are 3” or 4” round copper.
The garage was torn down and rebuilt on the existing foundation.
Windows
All original windows were kept due to Historic Regulations. Repairs were made as necessary. Lower sashes work and most, but not all, upper sashes work. Any original storms and screens are in the basement.
New windows are wood w/insulating glass
Flooring
All the wood flooring is 3 ¼” select red oak and installed, sanded and finished on site by Universal Flooring Co. The original wood flooring is heart pine and was covered up (probably in the 30’s or 40’s) by an oak floor. The oak floor and the heart pine floor were mostly unusable due to significant damage over the years and could not be restored.
Wall to wall carpeting is made by Shaw and is Berber style
The bathroom flooring is ceramic tile.
Custom Woodwork Trim
The original wood trim was replicated, door by door, window by window, with new material. For example, each interior door has 22 pieces of individual wood trim on it. The bookcase between the living room and dining room was custom built on site.
Lighting
The Sconces in the living room, study, dining room and master bedroom and the chandelier in the Dining room are from Rejuvenation, a company that specializes in Period-Authentic lighting. A few pieces of original lighting were left but none were salvageable. While much Mission-style lighting tends to a heavier, boxier look, the style chosen for Park is softer and lighter in feeling and more closely replicates the original lighting fixtures.
The exterior porch and garage lighting is also chosen for the period look and are from Restoration Hardware.
Kitchen and Family Room
Kitchen has GE Stainless Steel Appliances with Cabico Shaker-style Cherry Cabinets and Impala black polished granite counters. Family room has gas fireplace with granite surround and wood mantel.
The Keeping Room
This special room in the heart of the house resolves the organizational needs lacking in most houses of this vintage. The original back entry was kept in the redesign allowing this space to become the new entry hall. The custom Cherry lockers with gliding drawers as well as the large storage cabinet and traditional hall closet all guarantee enough room for sports equipment, book bags and coats for all seasons.
HVAC
Two-zone system with high-efficiency gas furnace for basement and 1st floor; high-efficiency heat pump for 2nd floor. High efficiency Electric A/C for both zones.

Water, Water, Water
The copper gutters and downspouts are connected to drain tile that run about 2/3rds of the way underground in the backyard then hit daylight.
Under the gravel (below the rear deck) is dirt/landscaping filter fabric that forms a barrier between the dirt and gravel.
Along the entire interior perimeter of the basement, a complete drain tile/sump pump system has been installed. Any ground water is now collected in the drain tile, finds its way to the sump crock and is pumped out to the rear of the property. A new slab was poured in the garage, allowing for enough of a slope and weather-lip at the garage door. The driveway was shaped near the garage door so that water can not enter the garage and is safely conveyed around the structure.
